Retail And Manufacturing Turnaround
I have a 39,000 sf full service grocery store in a 22,000 population sw kansas town.
We started to store 7 1/2 years ago (severely under capitalized) but built it up to $148,000 in weekly sales.
However, sales have slipped to the $90,000/wk range.
We opened the mall in an effort to create an anchor, and assist with an exit strategy.
We also own the mall/retail center that this store is located in. The occupancy in this mall is very low. It is on the opposite end of town as walmart, and dillons (a kroger company).
We also own a 16 acre adjacent property (recently rezoned to residential, approved for an rhid program to reimburse for the infrastructure and development costs through up to 15 years of taxes from the property. The city is offering $5000 per home to the buyers, as an incentive, and there is a high demand for residential real estate (rental and also sales).
